The difference

A room, not a shed

Plenty of things in gardens are called garden rooms. Most are a summerhouse with a plug socket — single skin, no real insulation, unusable from October to April.

We build ours the way you'd build an extension: proper base, insulated floor, walls and roof, aluminium doors, double glazing, then plastered, decorated and floored. You get the keys to a finished room.

Specification

What's included as standard

Sizes, layouts and finishes change from job to job. This is the build standard underneath all of them.

  • Timber cladding

    Western red cedar or painted composite, fixed vertically with a shadow gap. Cedar silvers gently over time; composite stays as it is.

  • Aluminium doors and glazing

    Anthracite bi-folds, sliders or French doors with double glazing, plus fixed panels where you want light without another opening.

  • Insulated throughout

    Floor, walls and roof, so the room holds its temperature and works right through the year.

  • Flat roof with concealed trim

    A clean, low profile with a deep fascia and a slight fall for drainage — no ridge, no felt shed look.

  • Plastered and finished inside

    Walls skimmed and decorated, floor laid, so it's a finished room on handover rather than a shell.

  • Lighting and power

    Recessed spotlights, external wall lights and sockets planned around how you'll use the room, wired back to the house.

  • Composite decking

    A deck across the front where it suits the design, so you step out rather than straight onto grass.

  • Adjustable foundations

    A screw-pile or adjustable pedestal base that copes with sloping and uneven gardens without a full concrete pour.

Every room is quoted individually after a free site visit — no two gardens, or budgets, are the same.

How it works

From first call to handover

  1. 01

    A conversation

    Call or send a message with a rough idea of what you want and where it might go. We'll tell you honestly whether it's straightforward or whether the garden is going to fight us.

  2. 02

    Free site visit

    We come out, measure up, look at access and ground levels, and talk through sizes and layouts standing in the actual spot. No charge and no pressure.

  3. 03

    Design and quote

    You get a design and a written, itemised quote — what's included, what isn't, and what it costs. If it needs changing, we change it before anyone commits.

  4. 04

    Groundwork and base

    We prepare the ground and lay the base. Getting this right is most of the job; it's why the rooms stay square and the doors keep closing properly years later.

  5. 05

    Build and fit-out

    Frame, insulation, cladding, roof, doors and glazing, then electrics and the internal finish. Tidy site at the end of every day.

  6. 06

    Handover

    We walk you round it, hand over the paperwork, and clear the garden. Then it's yours.

Common questions

Planning, cost and everything else

Do I need planning permission for a garden room?

Usually not. Most garden rooms in England are built under permitted development, which generally means single storey, a maximum overall height of 2.5m if it sits within two metres of a boundary, not forward of the front of the house, and not covering more than half the garden. It also can't be used as self-contained living accommodation. Listed buildings, conservation areas, National Parks and AONBs have tighter rules. We'll tell you where we think you stand on the site visit, but the final word is always your local planning department — and it's free to ask them.

Does it need building regulations approval?

Generally no. In England, an outbuilding under 15m² of floor area with no sleeping accommodation doesn't need building regulations approval. Between 15m² and 30m² it's normally still exempt provided there's no sleeping accommodation and it either sits at least a metre from any boundary or is built from substantially non-combustible material. If you want somewhere anyone will sleep, that's a different conversation and different rules.

How much does a garden room cost?

We don't publish prices, because the honest answer depends on size, spec, glazing, access and what the ground is like. A room on a flat lawn with a gate wide enough for a barrow is a very different job to one behind a terrace with everything carried through the house. You'll get a written, itemised quote after a free site visit, and it won't move afterwards unless you change something.

How long does it take to build?

Most rooms are on site for a matter of weeks rather than months, though it depends on size, spec and weather. We'll give you a realistic window with the quote and tell you straight away if anything changes.

Can I use it all year round?

That's the point of building it properly. Floor, walls and roof are insulated and the glazing is double glazed, so it holds its heat in winter rather than being a summerhouse you shut up in October.

What about access — my garden is round the back?

Very common and rarely a problem. We check access on the site visit and plan the build around it. Where there's no side gate, materials go through the house with everything protected, or the build is broken down into sections that fit.

Will it need foundations dug out?

Not usually. We generally use an adjustable screw-pile or pedestal base, which handles sloping and uneven ground without a full concrete pour and makes far less mess of the garden.

Which areas do you cover?

We're a North West company covering Cheshire and Greater Manchester — Northwich, Chester, Warrington, Knutsford, Wilmslow, Macclesfield, Manchester, Stockport, Altrincham and the towns around them. If you're near the edge of that, ask anyway.
